The House Buying Process
It’s usually smart to pre-qualify yourself. That way you know what amount you are likely to be approved to borrow. You can do it yourself or we will be glad to help. It only takes a few seconds. See info on this site.
Where do you want to live? The size, shape and cost of your site will impact your house selection. We have lots available in many areas. If you find a lot elsewhere, it too can usually be rolled into your purchase price.
Pick a house STYLE – i.e. ranch, 2-story, cape cod, etc. Now look at our plans on-line and see if there is something close to what you like.
Visit us. We can then help with prequalification (if you wish) and can call up your complete plan on the computer and alter it fit your dreams. Remember, we have hundreds of optional kitchens, bathrooms, room additions, etc. that are not shown in the on-line plans.
Once we know what you want, we can give you a price. This will be on a spreadsheet with each item shown. If you wish to do something yourself, simply tell us and you won’t be charged. The sheet will give you a total price as well as an approximate monthly payment.
At this point, we can sign a contract and will receive $1000 earnest money toward the purchase of the home. The $1000 will be used to place the order with All American Homes for the house.
We will help you as necessary with procuring a mortgage loan and provide your lending institution with any plans they need.
The following items must be returned to All American so your house can be scheduled for production:
- Your approval of the redrawn houseplan done by All American
- A septic permit (if your not on sewers)
- A building permit
- A bank letter indicating your loan has been approved.
- Your house will be produced in approximately 60 days. While this is going on, we will be preparing the foundation to receive the home.
- The house is delivered and we complete the site work, usually in another approximately 60 days.
